August Roswell Homes Sales Update

We hear a lot of questions about the Roswell real estate market on a daily basis. So we thought we should give you an update on the market. For some good news, there were 89 Roswell homes sold in August, this is up 10% from July. There are an additional 113 currently under contract, which bodes well for the market. However, not all of those homes will close and some Roswell short sales may take awhile to close. So you’ll just have to tune in next month to get the latest update.

The average sales price was $343,000 for Roswell homes sold in August, which was down 4% from the average sales price in July. The average time on market to sell a Roswell home was 78 days for August. The most expensive house sold for $875,000 and the lowest price home sold for $53,500.

466 Roswell Homes Sold

Time for a little mid-year recap for the Roswell real estate market. First up, will be single family homes. For the first six months of 2010, 466 Roswell homes sold, with the highest price being $1.4 million for a lovely riverfront estate in Horseshoe Bend to $57,000 for a 2 bedroom/1bath fixer-upper home.

Of the 466 homes that sold in the first half of 2010, the average sales price was $353,571. Average days on market was 87 days, which is actually great compared to many parts of metro Atlanta. During the first half of 2009, 365 Roswell homes sold, which equates to a 27.7 % increase when comparing the first six months of 2010 with 2009. That’s obviously great news.

City of Roswell, Georgia: Steeplechase Trail Connectivity Project

The City of Roswell Department of Transportation began construction on Monday, August 24 of a concrete multi-use trail along the south side of Holcomb Bridge Road between Fouts Road and Steeplechase Drive.  This has been something long in the works and much desired by residents of nearby neighborhoods.

The Steeplechase Multiuse Trail will connect Horseshoe Bend Subdivision and Fouts Road for both pedestrian and bicycle access along this portion of Holcomb Bridge Road.

Construction of the trail is expected to take about four months (weather permitting). The City has contracted Vertical Earth for the project at a cost of $93,800.
