Roswell Remains the 8th Most Populous City in Georgia

The more things change, the more they stay the same – an extremely common cliche that can sum up the 2010 census perfectly.  Roswell’s population has significantly increased over the past 10 years, a growth rate of 11.4% to be specific. In the 2000 census, 79,334 people helped make up the city of Roswell. The 2010 census reveals that that number has jumped to 88,346, which is enough to keep Roswell securely in the number eight position on the list of Georgia’s most populous cities.

466 Roswell Homes Sold

Time for a little mid-year recap for the Roswell real estate market. First up, will be single family homes. For the first six months of 2010, 466 Roswell homes sold, with the highest price being $1.4 million for a lovely riverfront estate in Horseshoe Bend to $57,000 for a 2 bedroom/1bath fixer-upper home.

Of the 466 homes that sold in the first half of 2010, the average sales price was $353,571. Average days on market was 87 days, which is actually great compared to many parts of metro Atlanta. During the first half of 2009, 365 Roswell homes sold, which equates to a 27.7 % increase when comparing the first six months of 2010 with 2009. That’s obviously great news.

• Heatherton

• Martins Landing
• Saddle Creek
• Westchester
• Willow Springs

Pending Home Sales Rise for 7th Straight Month

Pending home sales rose rose 6.4 percent from July to August, to the highest level in more than two years, the National Association of Realtors reported.

August marked the seventh straight month of increases in NAR’s pending home sales index.
