Roswell’s Riverside Sounds concert series will kick off on Saturday, May 1st with this year’s theme “The Southern Shuffle,” an unexpected and eclectic mix of southern sounds.

These free monthly outdoor concerts are held at Riverside Park, 575 Riverside Road, May thru October from 7-9 p.m. on the first Saturday of each month.

This year’s line-up includes:

May 1st – Webb Wilder and the Beatnecks

June 5th – The Brilliant Inventions

July 3rd – The Packway Handle Band

August 7th – Randall Bramblett Band

Sept 4th – Heather Luttrell

Oct 2nd – Marshall Ruffin Band

New reserved parking passes on sale, $30 per vehicle for a 6-concert season. A limited number are available for purchase at City Hall, 38 Hill Street, Suite 100.

The Roswell Cycling Festival

For local families and residents, the Historic Roswell Criterium event has grown into a full weekend festival entitled The Roswell Cycling Festival. It kicks off Saturday, April 24, 2010 with the Big Creek Mountain Bike Day at 10am. A skills clinic will be held at 11am as well as a dirt bike jump demo starting at 1pm. Hot dogs and hamburgers will be grilled. Saturday’s festivities will be held at Big Creek Mountain Bike Trails at Big Creek Park.

On Sunday, April 25, 2010, start your day bright and early with the Mayor’s Ride in Historic Roswell. The Mayor’s Ride is a recreational ride to showcase Historic Roswell. The ride includes three options – a free family 6-mile tour around old town Roswell; a 20 mile challenge that adds  14 miles of rolling hills to the tour route; and the 40 mile workout that adds 20 more challenging, beautiful miles.

This year a runner’s road race will be held. There will be  a 5k qualifier in the morning with the top finishers competing in the “Fastest Mile” during the bike races in the afternoon.

There are a variety of events planned throughout the day culiminating with The 9th Annual Historic Roswell Criterium, which includes a full schedule of events for professional cyclists and area residents.

Since 2002, The Historic Roswell Criterium has established itself firmly as one of the top single-day races in the United States, with 10 categorized contests for amateur and professional athletes. The race format, a criterium, is the most common form of American bicycle racing.

It is a multi-lap event of approximately 25-60 miles held on a closed course, generally a mile or less in length, that can see competitors exceed speeds of 30 miles per hour. The criterium consists of 10 bicycle races which will take place on a one-mile route in Historic Roswell. Races begin at 10:00 a.m. and will run through 6:00pm.

Three Weeks Left for Homebuyer Tax Credit

money-houseRoswell home buyers have been taking advantage of the current $8,000 first-time home buyer tax credit and the $6,500 repeat home buyer tax credit, but time is running out for other Roswell home buyers who haven’t found a new home and for some who haven’t even started looking.

In order to qualify at a minimum, you must have a binding contract to purchase a home by April 30, 2010. So time to stop dawdling and start shopping.

There is certainly time to find a great home and get the home under contract in less than 30 days, but it will require working with a local, knowledgeable Realtor to guide you through the process and in particular identify the best homes currently available.

Wanting to take advantage of the tax credit? Here are some tips:

1. Dust off the books and become knowledgeable about the area: In reality, leave the books on the shelf. Buyers can do this simply by searching for homes here at AllAboutRoswell.com. Our home search provides all the homes in metro Atlanta currently on the market. Or better yet, contact us and we’ll do a buyer consultation to identify what areas and homes best fit your needs and can even notify you of hot new listings before they even come on the market.

2. Talk to a lender about financing: This is critical. A lender can advise you on how much you can qualify to purchase and with a pre-approval letter the seller of the home you want will actually take your offer seriously. At today’s extremely low interest rates, that amount may be more than many buyers imagined. But either way, the process will help buyers determine how much they are willing and able to spend on the home.

3. Narrow your search: Metro Atlanta is a huge area and you need to determine where you want to live to narrow down your options. By identifying specific criteria of the home you want, you will be able to filter out homes that aren’ t the right fit. Prioritize your criteria such as schools, proximity to work, church, family and friends. Proximity to work is clearly a huge point to consider in Atlanta. Afterall, we’re not really known for having good traffic.

4. It’s all about Perspective: While it may be great to get the tax credit, don’t let the desire to do so completely control your home search. If you feel rushed to make a decision just because of the tax credit, then don’t worry about it and just remove that deadline from the equation. In the grand scheme of things, it’s much more important for you to be comfortable with the pace at which you find your home to ensure you are comfortable in your decision.

5. Watch out for Short Sales: If the home you want to buy is offered as a short sale, qualifying for the tax credit may become more difficult. A short sale must be approved by both the seller and the sellers’ lender(s) and the process is generally not short. While banks have improved on response time considerably, you are definitely pushing your luck pursuing a short sale at this time if you want to qualify for the homebuyer tax credit. But back to point #4, the short sale deal might be worth more to you than $8,000 in your pocket.

The 9th Annual Run the River 5K/10K race is around the corner.

Enjoy a scenic run/walk along the Chattahoochee River as you join fellow runners and walkers in the 9th Annual Choate Construction Run the River 5K/10K. Proceeds will be used to continue Homestretch’s mission of providing housing, hope, and life skills to homeless families.

This fast, flat, USTAF certified course (10K) is a great opportunity for a personal record or to just enjoy a leisurely stroll along the Chattahoochee River. Awards for overall and masters M/F winners, plus 16 age categories. Fun Run participants also receive trophies. Everyone will enjoy a fun-filled post race party of music (provided by 97.1 The River), food, prizes, and MEE MEE the Clown. This is a family, children, pet friendly event. Baby strollers are welcome as are walkers.

Come and RUN THE RIVER…you’ll enjoy it!!!

The race will be held on Saturday, April 17, 2010 and begins at St. Andrew Catholic Church, 675 Riverside Road, Roswell, GA.
